Estate & Clearance
Charles comes to you.
Works at your pace.
Whether it is a property to clear, an estate to handle, or a house move that needs things sold before completion, Charles manages the whole process from a single visit. You do not need to be there for every step.
Clearing a property (whether after a bereavement, during probate, as part of a house move, or simply after years of accumulation) is a task that is easy to put off and hard to know where to start. The items inside are often a mix of genuine value and things that are not worth selling. Working out which is which, and then actually dealing with the sellable pieces, is time-consuming even when circumstances are straightforward.
Charles has experience with exactly this type of situation. He works at whatever pace suits you - there is no pressure to move quickly, and no requirement that everything happens at once. He can visit a property, identify what is worth selling, agree a plan, and work through it systematically. All items leave with a written record.
Bereavement & probate
Going through a loved one's belongings is a process that deserves to happen at its own pace. Charles can work through what is there, identify items of value and handle the selling side entirely - without any pressure on timing, and with complete discretion.
Downsizing
A smaller home means decisions about what to keep. Charles can visit a property before a move, identify what has value, and begin the selling process in advance of completion - giving you time to receive payment before you leave.
Full property clearance
If a property needs to be cleared - for sale, rental or other reasons - Charles can go through everything systematically, removing all items that are worth selling in a single operation where possible. You do not need to be on site for each visit.
Managing from a distance
If you are handling an estate from outside the area, Charles can coordinate access with a keyholder, work through the property independently and report back on what he finds and what it is worth. The process does not require your physical presence.
How it works in practice
Start with a phone call or message. Describe the situation - the property, roughly what is there, and what you are trying to achieve. Charles will tell you how he would approach it and what is realistic.
He visits the property, goes through everything, and identifies what is worth selling. He gives you an honest view on each category - what it is likely to achieve and how long it is likely to take. Minimum prices are agreed for each item before anything is taken away.
Everything collected is documented with a written record. Selling and payment follow the same process as the standard service - 15% fee, payment within 30 days of sale, no charge if items do not sell.
Charles does not offer a house clearance or removal service - items that are not worth selling are not his remit. His focus is on identifying and selling what has genuine value. For items that fall below a sensible selling threshold, he can advise on appropriate local donation and disposal options.
